Greenstone Affordable Homes Program

We are proud to offer the Greenstone Affordable Homes Program, which provides a range of home types and prices in order to support the community's needs. The program is created for families earning between 80% and 115% of Area Median Income (AMI) that might not otherwise afford homes in the Spokane area. By offering this program to a select number of residents, we make homes available for families dependent upon the size of the household and number of bedrooms.

Use the calculator below to estimate whether your household income falls within an eligible range and to see an estimated monthly rent based on 30% of your annual income divided by 12.  After reviewing your estimate, contact us so we can review apartments that currently meet program requirements.

How this works:

  • Select your household size.

  • Enter your total annual household income (before taxes).

  • Click “Check eligibility.”

  • You'll see the household income range and an estimated rent.

  • Contact us for current options.

  • If you’re close to the limits, even slightly, we still encourage you to contact us.

Important notes:

  • This is an estimate only. Final eligibility is determined through the screening process.

  • Income limits are updated periodically, so ranges may change over time.

  • Not all available apartments are income-restricted; our team can help you explore all options.

Income Guideline Estimate
Some apartments have published income guidelines tied to the rent of that specific home. Use this tool to see the guideline range for your household size and an estimated rent amount. Final eligibility depends on program requirements and the rent of an available apartment.
