Rental Criteria
RENTAL CRITERIA
Rockwood Property Management does not accept Comprehensive Reusable Tenant Screening Reports.
Rockwood Property Management does not discriminate against any person based on race, color, religion, gender, national origin, familial status, disability, source of income, and any other protected class status. The Rental Criteria below explains the policies of this community with regard to standards that must be met by each applicant in order to be approved for residency.
AGE
All parties 18 years of age or older are required to complete an application and pay any and all applicable fees.
IDENTITY VERIFICATION
All applicants are required to show a valid, non-expired driver's license or government issued photo identification. As required by HOPA regulations, a copy of some identification with the birthdate of each individual in the unit must be kept on file. See attached list of acceptable forms of identification.
CREDIT HISTORY
Your credit history will be verified by a third-party screening company. Management will receive a recommendation based on statistical data such as payment history, number and type of accounts, outstanding debt, and age of accounts. Based on the credit recommendation, the application will be accepted, denied or accepted with conditions.
• Accepted: The applicant will be accepted with the standard deposits and fees. • Denied Application will not be accepted. Applicant will be provided with contact information for the consumer reporting agencies that provided the consumer information.
• Accepted with Conditions: The applicant may pay an additional deposit or use a Qualified Co-Signer*. *Co-Signer must pass credit check and have verifiable gross income of 4.0 times the monthly rent.
CRIMINAL BACKGROUND CHECK
Felonies and Misdemeanors for which the applicant was convicted or is charged that are of a nature that would adversely affect property of the landlord or a tenant or the health, safety or right of peaceful enjoyment of the premises of the residents, the landlords or the landlord's agent may be denied.
Conviction of any crime that requires a lifetime registration as a sex offender will result in denial.

INCOME VERIFICATION
Each applicant must provide written verification of income in an amount of 2.5 times the tenant's portion of monthly rent per household.

RESIDENCE VERIFICATION
Management reserves the right to verify residence history. Any individual with a current dispute with landlords or prior evictions or other unfavorable rental references, will be denied. Individuals with negative rental reference, including negative rental history with Rockwood Property Management shall be subject to denial.
DENIAL POLICY
If your application is denied due to unfavorable information received on your background investigation, you may:
• Contact the company that supplied the information to discuss your application.
• Contact the credit-reporting agency to identify what is reporting unfavorable information.
• Correct any incorrect information through the credit-reporting agency as per their policy.
• Request the credit-reporting agency to submit a corrected credit check to the appropriate Screening Company.
• Upon receipt of corrected and satisfactory information, your application will be reevaluated for the next available unit.
Be Advised:
• Incomplete, inaccurate or falsified information will be grounds for denial.
• Any applicant currently using illegal drugs or reporting a conviction, guilty pleas, or no contest plea by any court of competent jurisdiction for the illegal possession, manufacture or distribution of a controlled substance shall be denied.
• Any individual that is under the influence of drugs or alcohol or expressing hostility or demonstrating abusive behavior or language with management staff during application processing, will be denied.
• Any individual whose tenancy may constitute a direct threat to the health and safety of an individual, or whose tenancy may pose a threat to the community, or the property of others, will be denied.
In the event the Landlord discovers the tenant, or applicant, has misrepresented or omitted a material fact during the application for tenancy, any prior consent of the Landlord shall be deemed immediately revoked due to lack of informed consent. In such event, the tenant, and all household members, shall immediately be in occupancy of the Landlord and without color of title to the real property thereby requiring him/her/them to immediately vacate occupancy of the subject dwelling.
HOLDING FEE
I understand I acquire no rights to an apartment until I submit an application as well as a holding fee in the amount of $500.00 or 25% of the first full month's rent, whichever is the lesser. If my residency is approved and I sign an apartment rental agreement, this fee shall be credited to my first month's rent and/or security deposit. If my residency is approved but I do not sign an apartment rental agreement, then this fee shall be forfeited to the landlord as liquidated damages, pursuant to RCW 59.18.253, for holding an apartment with Rockwood Property Management. If my residency is not approved, then this fee shall be returned to me.
THE APPLICATION FEE IS NON-REFUNDABLE

Occupancy Limits
Occupancy limits are strictly enforced and include all persons living in the apartment.
- Studio: Maximum of 2 occupants
- 1 Bed / 1 Bath: Maximum of 3 occupants
- 1 Bed / 1.5 Bath: Maximum of 3 occupants
- 2 Bed / 2 Bath: Maximum of 5 occupants
- 2 Bed / 2.5 Bath: Maximum of 5 occupants
- 3 Bed / 2 Bath: Maximum of 7 occupants
Application Fee
A Non-refundable application fee is due at the time of application. Application fee is $40.00 per residing member of the household 18 years of age and older.
We do not accept Comprehensive Reusable Tenant Screening Reports as defined by and pursuant to RCW 59.18.257
Proof of Income
Required to verify that income meets qualification standards as outlined in the Rental Criteria.
Pet Screening
Any and all animal(s) must be disclosed and approved before move-in. All animals must be registered with both the leasing office and Pet Screening, a 3rd party verification company. Residents are responsible for any applicable Pet Screening annual service fee. Pricing may vary and is subject to Pet Screening’s current pricing structure. Residents with approved ESA/Service Animal or with no pets will not be charged this fee. All applicable fees required by Pet Screening would be made directly to Pet Screening.

Renter's Insurance
Required before move-in and must remain active for the entire lease term in accordance with the policies outlined in the lease agreement. Each leaseholder must maintain a policy that includes, but is not limited to: listing the premise address, $ 300,000 minimum personal liability, and listing Highline at Kendall Yards as an additional party of interest.
If a compliant policy is not maintained, affected residents will be enrolled in the property’s master insurance policy through Homebody. This coverage is provided at a cost of $25.00 per month per non-compliant resident.
Utility Set-Up
Required Utilities: must be placed in the resident’s name prior to move-in and remain in good standing with the utility provider for the term of their tenancy.
Electricity: You will need to contact Avista Utilities to set up service and provide your account number at the time of move-in.
Optional Utilities: can be activated, changed, or shut off at any time during the tenancy
Cable / Internet: Xfinity is pre-wired in the unit, or any other available options
Land Line Phone: Units are not currently wired for phone service, but VoIP options are available through internet providers.

Pet Policy
Pets are welcomed (cats and dogs only). Pet fees are non-refundable and include the following: $500 1st dog, $250 2nd dog; $300 1st cat, $100 2nd cat. Pet rent includes: $25/mo. per dog, $15/mo. per cat. Residents are required to enroll their pets in Pet Screening and pay the annual enrollment fee of $30. Pets must be at least 6 months old and house trained. Dog breed and age restrictions apply. The following breeds, or any mix of dog which contains as an element of its breeding any of the following breeds are not allowed on the premises: Akita, Alaskan Malamute, American Bulldog, Argentine Dogo, Bull Terrier, Chow, Doberman Pinscher, German Shepherd, Siberian Husky, Mastiff, Pit Bull, Rottweiler, Presa Canerio, Staffordshire Terrier and Wolf Hybrid.
Administrative Fee
A one-time, non-refundable administrative fee of $200.00 is assessed at the time of move-in.
Deposit
Our Security Deposit is $300.00. The full amount is available for refund at the time of move-out. Refund amount varies based on condition and damages to the unit at the time of move-out.
Conditionally Approved Applicants may have an optional Deposit Alternative available for an additional cost. This cost varies based on the individual's application.
Rent Plus (Rent Reporting)
At the time of move-in, all residents are individually and automatically enrolled in Homebody's Rent Plus positive credit reporting services. This service reports on-time rent payments only to the credit bureau to positively improve your credit score. A monthly service fee of $8.95 will be added to your monthly payments unless you choose to opt out.
Utilities
Residents are responsible for all applicable utility costs. The utility fee paid monthly with rent includes water, sewer, and garbage. This fee is a set fee and varies based on the size of the unit.

Residents are responsible for electric and cable/internet costs separately and are to be paid directly to the utility or service provider.
Pet Fees / Pet Rent
Animals are welcome and must be registered through Pet Screening. Residents are responsible for any applicable Pet Screening annual service fees. Pricing may vary and is subject to Pet Screening’s current pricing structure.
A one-time, non-refundable pet fee applies as follows: $500 for the first dog, $250 for a second dog, $300 for the first cat, and $100 for a second cat. In addition, monthly pet rent is $25 per dog and $15 per cat.
Residents with approved ESA/Service animal are not subject to these pet fees or rent.
Parking
Applies if parking is assigned separately or optional (Price Varies)
Lost Keys/Remotes
Replacement costs will be charged to the resident.

Late Fee
Charged if rent is not paid by the due date stated in the lease.

Returned Payment Fee
$35.00 per payment that is returned. More than 2 returned payments will result in the requirement for payments to be made to the office via certified funds only.
Notice Service Fee
Charged when formal legal notices must be served.

Violation Fee
Charged for lease or community rule violations.
- $25.00 - $50.00 depending on violation (i.e. failure to clean up pet waste, not returning garbage can to proper storage, etc.)
Early Termination Fee
A $3,500 Early Termination fee will be assessed if the lease is ended before the completion of the lease term as outlined in the lease agreement.
